Downtown Oakville continues to evolve, and one of its most anticipated redevelopment projects has taken another significant step forward. The proposed transformation of the former Fire Hall No. 3 at 125 Randall Street will bring new residential opportunities, expanded cultural space, and further investment into the heart of the community. Here's what you need to know.
Downtown Oakville is set to welcome another significant redevelopment as plans move forward for the former Fire Hall No. 3 site at 125 Randall Street. At a Special Council Meeting on May 26, 2026, Town Council endorsed the next phase of the project, marking an important milestone in the continued evolution of Oakville's Downtown Cultural Hub.
Located at the prominent corner of Randall Street and Navy Street, overlooking Sixteen Mile Creek and just steps from Lakeshore Road's shops, restaurants and cultural amenities, the site has long been recognized as one of Downtown Oakville's most valuable redevelopment opportunities. The former fire hall, which has been vacant since 2018, is proposed to be replaced with a residential condominium tower of up to 17 storeys.
While the project will introduce new housing to the downtown core, it also preserves an important public component. Approximately 20,000 square feet across the first two floors will remain Town-owned and dedicated to cultural and community uses, creating flexible space that could be occupied by the Town or leased to local organizations. Earlier discussions have also identified the space as a potential future home for Oakville Galleries, although no tenant has been confirmed.
The redevelopment is being led through the Oakville Municipal Development Corporation (OakvilleMDC). Following a competitive Request for Proposals process in 2025, Council has authorized OakvilleMDC to enter into a Memorandum of Understanding and Joint Venture with the preferred development partner, the EOSG development consortium. The consortium includes firms with experience delivering notable projects such as Burlington's Pearle Hotel and the Elora Mill redevelopment.
Although the property spans just over 3,000 square metres, only about 0.6 acres are available for redevelopment due to Conservation Halton regulations protecting the lands adjacent to Sixteen Mile Creek. A geotechnical study has also confirmed the site is capable of accommodating the proposed tower with two to three levels of underground parking, an important consideration for a downtown location.
It's important to note that the project has not yet received its final planning approvals. The property is currently zoned Community Use (CU), meaning rezoning, planning and site plan applications will still be required before construction can begin. While the Livable Oakville Official Plan generally permits buildings between 8 and 12 storeys in this area, Council has indicated it is prepared to consider a building of up to 17 storeys through the planning process.
