Welcome to our September newsletter!
September has arrived — a month that always feels like a fresh start. With kids heading back to school and routines finding their rhythm again, it’s a perfect time to set new goals, both for yourself, your family and your home. After a steady spring and quiet summer, the fall market is already showing signs of movement. First-time buyers are stepping back in, which may finally spark the ripple effect many sellers have been waiting for. Interest rate cuts remain a hopeful possibility, while listings (especially condos) continue to face unique challenges that require careful pricing and strategy.
Of course, September isn’t only about real estate — it’s also about fresh starts and finding small joys. Some of the things our family is up to:

Garden Tip - Nancy is out in her garden already preparing for next year's blooms. Right now is actually a great time as Perennials are on sale at local garden centres — a great way to add lasting colour to your yard.

Routine Reset - Andrew and his family are resetting their daily routines after an action packed summer with a baby and toddler. Something we read about recently was a particular reset for better sleep habits. The 3-2-1 routine involves limiting the following activities before going to sleep - no screen time 3 hours before, no food 2 hours before and no work 1 hour before (3, 2, 1).

What We're Reading - Joanna is finishing up her summer reading list, including Trevor Noah's "Born A Crime", "A Great Big Beautiful Life" by Emily Henry and "The Nightingale" by Kristin Hannah. Air Mail is the new digital weekly newsletter by Graydon Carter, currently enjoyed by Nancy. Any other recommendations?

Market Comment
Our first-time buyers are back in the market, looking for the home that gets them started on their real estate journey. This activity at the entry level bodes well for a long-awaited ripple-up effect for other segments of the real estate market. There is hope that an interest rate reduction in September may also prompt some activity after these many months of quiet. The only segment of the market with a real value reduction is the forlorn condo market, sadly. There are a few condo buyers out there, but they are shopping carefully, looking to secure a fair deal. Sellers do have to carefully consider their list prices in all segments of the market. This market does not allow for aspirational pricing. But deals are being negotiated that still fit into what is considered 'fair and reasonable value'.
For our Oakville lovers — we understand that the Town of Oakville has called for RFPs for the old firehall site in Downtown Oakville. We will keep our eyes and ears open on this - it is such a beautiful site with views up 16 Mile Creek, Lake Ontario and the Downtown. Let us know if this is somewhere you would like to live and we will keep you posted.
What's Ahead - November Food Drive
